After a strong September our local Real Estate Market keeps improving. In October home prices in Aurora were up on a year-over-year basis for the second month in a row. Our local Real Estate Market seems to be recovering. Throughout the entire Toronto Real Estate Board (Toronto and GTA) prices in August were up by 3.6% on a year-over-year basis. Although August was a slower month with only 78 Sales in Aurora (compared to 109 in July), the average price of $869,239 was up by 5% compared to the previous month. Despite July being traditionally a slower month, Newmarket's home sales have increased. The average price for a house in Newmarket was $785,365 - that's higher than in June ($771,735) and a 1.3% increase compared to July 2018. It's also the highest average since February. While prices are still stable, the sales activity in our area keeps picking up. 129 homes have sold in Aurora in May, that's significantly more than in May 2018 (97 homes) and also more than in May 2017 (121). Our local Real Market is more active than it's been in the past 2 years. 109 homes have sold in Aurora in the month of April. The last time more than 100 houses were selling was in May 2017. Although volume has picked up significantly, prices in Aurora are 10.6% lower than last year: The average sale price this April was $858,887 (vs. $960,670 in April 2018). The Spring Market is in full gear and it's no surprise that sales have increased from February to March. However, considering that in Aurora in February only 50 homes have sold and now 94 in March, is a strong sign that our local market is improving. There are some signs that our local Real Estate Market in York Region is warming up a little. On March 6th the Bank of Canada has left its benchmark rate unchanged for the second times this year and it seems that buyers feel more confident to purchase again. The average sale prices in Newmarket and Aurora in January have been slightly lower than the year before. In Newmarket, the average price for a home was $750,590, which compared to January 2018 ($785,688) is a decrease of -4.5%. 2018 has been an interesting year with regards to our local Real Estate Market, prices have been up and down throughout the whole year (see graph below). 876 homes have sold in Aurora in 2018 at an average price of $895,390. Aurora's and Newmarket's average home prices have gone down in November compared to October. While a house in Aurora cost $906,928 on average in October, the price decreased in November by 5.2% to $859,363. 79 homes have sold, which is comparable to October (82). After a surprisingly slow September, sales and prices have picked up in October in Aurora. Maybe a result of the most recent increase of interest rates, buyers feel the urge to buy now rather than wait. The average home price in Aurora went from $807,421 to $906,928, that's an increase of 12,3%. After a strong August, the average home price in Aurora has dropped from $932,872 to $807,421 in September (minus 13.4%). Nothing unusual, as we've seen Aurora's prices going up and down throughout the year. We're looking at a relatively small market where the average price can easily be affected by one or two big sales. The Real Estate Market in Newmarket has done very well in June. The average house price went up 5.4% compared to May, from $739,239 to $778,866. What even stands out more is the number of sales: While in May we’ve had 98 homes sold, there were 128 sales in June. With finally warmer weather in May, Buyer's activity in Aurora went up significantly. 97 homes have sold versus 77 in April. However, the average home price in Aurora went slightly down from $968,670 to $913,410 (-5.7%). The average price for a detached house pretty much stayed the same (April: 1.128 Mio / May: 1.135 Mio).
