Aurora/Newmarket Prices slightly down, Volume up - May Market Report

With finally warmer weather in May, Buyer's activity in Aurora went up significantly. 97 homes have sold versus 77 in April. However, the average home price in Aurora went slightly down from $968,670 to $913,410 (-5.7%). The average price for a detached house pretty much stayed the same (April: 1.128 Mio / May: 1.135 Mio).

In Newmarket the average home price decreased by 6.7% from $792,317 in April to $739,239 in May. With 98 Homes sold, activity was just the same as in Aurora.

Sellers in East Gwillimbury were able to rejoice over a 4.2% increase of sale prices compared to the previous month.

We're experiencing a stable market with healthy prices. The current inventory (342 homes up for sale in Aurora - as of today - and 486 in Newmarket) is making the right pricing, marketing and strategy more important.
