Further Price Correction - April Real Estate Market Report

For the second consecutive month, prices in our area have dropped. The average home price in Aurora in April was $1,501,618 - that's 6.6% lower than in March ($1,608,440), but still 17.5% higher than one year ago. What stands out is the significantly lower number of sales: 134 sales were reported in March, only 77 in April.

A similar correction was noticed in Newmarket, where the average price between March and April fell from $1,381,836 to $1,266,924 (-8.3%). On a year-over-year basis prices in Newmarket are up 17%.

Bradford prices 13% down compared to March

13.6% is the decline in Bradford between March ($1,391,536) and April ($1,202,230). Year-over-Year, the prices are up 15%. The Market in East Gwillimbury hasn't changes much within the past 60 days; the average price for a home in April was $1,503,390 (-1% compared to March, 20% up year-over-year).

41% fewer Sales in GTA

Throughout Toronto and the GTA a total of 8008 sales were reported on the MLS System - 41.2% less than last year. The average price ($1,254,436) was up 15% compared to April 2021, but down 3.5% compared to March.
