No cooling off - August Real Estate Market Report

I hope your summer is going great. Real Estate prices in August remained at a high level. The average price in York Region was $1,339,742 which is 5.85% higher on a year-over-year basis and only slightly lower compared to July. Aurora and Newmarket saw the biggest growth in the past 12 months in all of York Region.

Newmarket with 2023 high

The average price in Aurora in August was $1,462,134. That's a 22.75% increase compared to August 2022 (avg. $1,191,194). Prices in Newmarket went up 18.8% from $1,051,080 last August to now $1,248,400 - that's the highest price average for Newmarket this year!

The number of homes sold naturally went down a little compared to the previous month: 68 sales were reported in Aurora (70 in July) and 64 in Newmarket (72 in July).

The average price in East Gwillimbury was $1,370,878 (+8% year-over-year) and $1,100,150 in Bradford (+1%).

GTA: Sales slightly down, Prices unchanged

Throughout Toronto and the GTA, Realtors have reported a total of 5294 Sales on the MLS System - down 5.2% compared to last year (5584). The average price of $1,082,492 remained unchanged on a year-over-year basis (August 2022: $1,079,048).
