Good month for Aurora - November Real Estate Market Report

Although prices in York Region are still slightly trending downward, November has been a strong month in Aurora. The average price of $1,407,312 is the second highest in all of York Region (after King City) and 10.7% higher than last year. Compared to October, prices were up 2.6% and while in October only 43 homes have sold in Aurora, there were 66 sales in November.

Newmarket and East Gwillimbury down

The average price in Newmarket in November ($1,064,626) was down 2.4% compared to November 2022 ($1,090,896) and down 7.2% compared to the previous month (October 2023: $1,147,175). Sales have only picked up marginally compared to the previous month, from 57 to 61.

East Gwillimbury's prices were down 9.5% compared to last year, from $1,193,196 (11/2022) to $1,079,921. Bradford on the other hand is up by 29% from $951,669 to now $1,231,050. However, that average was driven up by a $6.2m sale and a small sample of 28 transactions only.

York Region consistent around $1.3m

As for York Region, the average price came down slightly compared to the previous month and sits now at $1,286,617. That reflects a 1.75% decrease on a year-over-year basis.

Throughout Toronto and the GTA realtors have reported a total of 4236 sales (lowest in November since 2008). The average price for all home types combined of $1,082,179 remained unchanged (+0.25%) on a year-over-year basis.
