Strong June Numbers - Real Estate Market Report

Our local Real Estate Market presented itself very strong in June. The average price in Aurora of $1,269,041 was even slightly up compared to May (+1.75%) and has increased by 22% compared to last year ($1,039,565). The average price for a detached home in Aurora in June was $1,525,989.

Over the first six months of 2021, prices have been very stable (see Graph 1), with $1,239,000 in February being the lowest and $1,296,000 in March the highest.

Newmarket: June prices up 4% compared to May

The average price in Newmarket in June was $1,088,667 - just like in Aurora, this reflects a 22% increase on a year-over-year basis (2020: $889,534). Compared to the previous month, prices were up by 4%.

Newmarket prices haven't changed much over the course of the last six months either (see Graph 2). After a slower start in January, only a little dip was noted in May.

New Record in East Gwillimbury

In East Gwillimbury the average price passed the $1.3m mark this June. Compared to last year, prices in East Gwillimbury this June (avg. $1,331,763) were up by 30%. This is the highest average price point in East Gwillimbury ever.

Throughout Toronto and the GTA, the number of home sales was up by 28.5%. Realtors have reported a total of 11,106 transactions. The average selling price for all type of homes combined was $1,089,536 (+17%).
