Aurora/Newmarket/GTA Prices up 5% and more - September Real Estate Market Report

It's been a great month for Real Estate Sales in our area. After months and months of declining prices, our market has improved significantly after the summer.

Highest Average in Aurora in two years

The average home price in Aurora in September was $976,427 - that an increase of 21% year-over-year (September 2018: $807,421). It's also the highest average for Aurora since October 2017. Although I always advise caution when solely looking at the average prices, especially in a smaller market like Aurora, this is a strong sign of an improving market. While in September 2018 only 58 homes have sold, this year there have been 100 sales reported.

Newmarket up almost 5%

Newmarket's prices are up on a year-over-year basis as well. The average home price this September was $811,223 - 4.9% up compared to last year ($773,422) and the highest prices since November 2017. East Gwillimbury's September prices were at $846,755 and 13% up compared to September 2018 ($749,553).

GTA/Toronto: More Sales, Higher Prices

Throughout the entire GTA and Toronto, the Toronto Real Estate Board reported 7825 sales in September. This represents a strong year-over-year growth of 22% compared to 6414 sales in September 2018. The average home price was $843,155, therefore up by 5.8%.

With the Fall Market in full swing and strong prices, this could be a great time to sell in the next few weeks. If you're a Buyer on the fence, it might be the right time to get into the market.
