More Sales, Lower Prices - April Real Estate Market Report

Our local Real Market is more active than it's been in the past 2 years. 109 homes have sold in Aurora in the month of April. The last time more than 100 houses were selling was in May 2017. Although volume has picked up significantly, prices in Aurora are 10.6% lower than last year: The average sale price this April was $858,887 (vs. $960,670 in April 2018).

More homes being sold means that more homes are selling in the lower price range (townhomes, semi-detached), which naturally lowers the average sale price. The price of a detached home in Aurora (avg. $1,069,545) is only 3.8% lower than last year.

Newmarket shows similar numbers. 139 homes have sold in April which is the most since April 2017 (when 195 did sell). The average sale price dropped by 8.6% from $792,317 (April 2018) to $724,263 (April 2019). Prices in East Gwilimbury decreased by 2%: from $824,319 in 2018 to $808,187 (2019). But 56 sales marks the highest number of homes sold in East Gwillimbury since April 2017.

Throughout the entire Toronto Real Estate Board (Toronto and GTA), the average sale price year-over-year was slightly up by 1.9%. Compared to 2018, significantly more homes have sold this April (2019: 9042 / 2018: 7744).
